Turnkey villa design & build

Hire a designer here, a builder there, a joiner somewhere else — and when something fails, all three point at each other. Design & Build closes that gap: what AIC draws, AIC builds, and what AIC builds, AIC stands behind.

What makes it different

Turnkey villa design & build — get it right from design

The weakness of the traditional model is the responsibility gap between design and construction: beautiful drawings with unbuildable details, estimates far from real prices, and finger-pointing when faults appear. Design & Build closes the gap — AIC's architects and construction team work together from day one, every detail challenged for buildability and cost before drawings are finalised. The result: a BOQ that matches reality, an unbroken schedule from permits to handover, and one party accountable for the whole warranty.

Done right

The items that decide quality

One contract, one accountability

Design, manufacturing, construction and warranty under one company — no three-way blame when something fails; every commitment lives in a single contract.

Designs challenged by the people who build them

Every detail is reviewed by the site team and workshop before drawings are locked — filtering out details that look good on paper but can't be built or cost absurdly.

A BOQ grounded in reality

Because the estimator is also the builder, pricing tracks real costs instead of low-balling to win then inflating later — locked once signed, changed only when you change scope.

A schedule with no waiting between parties

Workshop production runs parallel to structural works on site — the split model waits for shell completion before ordering joinery; turnkey saves 3–5 weeks.

Permits and legal paperwork

New builds and major renovations need permits under current construction law — AIC prepares the file and handles the licensing authority during the design phase.

In-house supervision and QC

Site engineers and QC inspectors are AIC staff, never blindly subcontracted — you receive weekly progress reports with photos.

Frequently asked questions

Turnkey villa design & build

Is turnkey more expensive than hiring each contractor myself?

Total cost is usually equal or 5–10% lower once everything is counted: the split model leaks money through design-construction mismatches plus your own coordination time. The biggest value is the locked BOQ and a single party ultimately responsible.

How much say do we have in the design?

Full control at every approval gate: concept, 3D scheme, material board and technical drawings — each locked with your sign-off before the next step. Post-signature changes are priced transparently in an addendum before any work proceeds.

What does AIC's turnkey process look like?

Survey and brief → concept and budget range → 3D design and material board → technical documents and itemised BOQ (returned within 4 working hours of final documents) → contract → production parallel to site works → installation with staged inspections → handover and 12-month warranty.

Start with a detailed BOQ.

Send us your floor plan — AIC prepares a detailed BOQ in about 4 working hours, with locked pricing and handover milestones in the contract.
