What separates a penthouse or duplex from a villa is the construction environment: oversized materials must be split into lift-sized modules, drilling follows the building's permitted hours, and every wet area needs absolute waterproofing because someone lives underneath. In return, 5–6m ceilings and open views allow double-height voids, statement pendants and glass walls that ordinary apartments can't attempt. AIC manufactures joinery as modules in our own workshops and assembles on site — through the lift, without breaking the design's monolithic look.

Materials sized to the service lift

Panels, glass and large sofas must be checked against lift and corridor dimensions before production — joinery is designed as assembled modules so nothing arrives that can't go up.

Building management rules

Restricted drilling hours, freight-lift booking, construction deposits and handover inspection — AIC completes the paperwork with the building before works start, so no crew days are lost waiting.

Absolute waterproofing and acoustic care

Penthouse wet floors and terraces sit directly above other homes — waterproofing is flood-tested before finishes; floors and ceilings get acoustic layers for the neighbours' sake.

Double-height spaces

5–6m ceilings allow grand pendants, two-storey glazing and indoor greenery — but need indoor scaffolding and hanging-load checks before ceilings close.

The duplex staircase

The internal stair is the main visual moment — timber treads, glass or powder-coated steel must work with the developer's existing structure; no improvised anchoring.

Curtains and solar film for large glazing

Great views come with harsh western sun — oversized motorised curtains and solar film need 3–4 weeks' lead time and specialist glazing crews.

How much more does a penthouse cost than a regular apartment?

Do penthouse works need building approval?

Yes — most towers require construction registration, a deposit, drawing approval for demolition items and limited noisy hours. AIC prepares the file and deals with building management directly; you only sign as the owner.

Can a duplex staircase be relocated?

It depends on structure: most duplex stairs sit in the developer's designated void, and moving them needs structural assessment plus building approval — usually hard and costly. The practical route is keeping the position and transforming treads, balustrade and lighting instead.
