A mezzanine is a structural problem before it's an interiors one: what live load per square metre, where columns can land without blocking forklifts and lines below, whether the existing slab takes the transferred loads, and how the new floor affects the approved fire-safety scheme. AIC starts with a structural survey and answers those questions with numbers before drawing schemes. The structure itself is prefabricated steel, bolt-assembled on site — fast, with minimal hot works inside an operating facility — finished above as a glazed office or light storage as needed.

Load-rated for the real use

Offices need ~300kg/m², light storage 500–750kg/m², racked storage more — declare the true purpose upfront so the structure is neither wastefully heavy nor dangerously light.

Column positions and the slab below

Mezzanine columns must dodge forklift routes and production lines, while the existing slab must take the concentrated loads — two constraints that set the span and the steel price.

Prefabricated, bolt-together steel

Frames are fabricated in the workshop and bolted on site — minimal welding inside an operating plant, and roughly half the schedule of cast concrete.

Fire safety when adding a floor

A mezzanine changes floor area and escape routes in the approved fire file — check against current regulations and update the scheme before building, or fail inspection later.

Stairs, guardrails and goods lifting

Stairs follow people flow, guardrails meet industrial safety standards; storage mezzanines need pallet gates or a lift position — cheap now, expensive to retrofit.

Power, lighting and cooling upstairs

A mezzanine office needs its own air-conditioning and lighting, cabled from the main board — designed with the structure so nobody drills through the new floor later.

Does a mezzanine need a permit?

In most cases yes: a mezzanine adds usable floor area, touching both building-permit and fire-safety requirements under current regulations. AIC advises on your facility's specific legal position and prepares the paperwork.

Mezzanine cost versus renting more space?

A finished office mezzanine typically runs VND 2.5–4.5 million per m² — paid once, used for years — while extra rented space bills monthly plus dual-site operating costs. For 100–500m² of extra need, the mezzanine usually wins within 12–18 months.

How long does it take, and does the plant stop?

A 200–400m² steel frame assembles in 2–3 weeks, with 3–4 more weeks for the office above. The work zone is hoarded and noisy anchor-drilling runs off-shift — the plant operates normally outside the hoarding.
